At Koti Property Management our service encompasses all that is required to ensure that communal services, infrastructures and liabilities associated with your development are maintained to a high level.

We do not just offer property management, we also offer Block, Leasehold, Flat and Estate Management across Cornwall and beyond.

We manage all aspects in line with your Lease or Title, and in conjunction with legislation and regulation. Hence, we can offer you the protection and enhancement that your homes and assets deserve. This is achieved by way of open, clear communication and consultation.

We offer a range of property management services and, although this list is not exhaustive, you can expect the following from our team:

Day to day administration of the development
Overseeing and implementing contracts
Property inspections
Instructing on minor works
Consulting and organising major works
Handling tenders and consultations
Organising building and other insurances
Setting service charge budgets and recovering charges
Collecting ground rent
Administering the accounts
Hosting AGMs and EGMs where appropriate
Attending Directors or RMC meetings
Lease activities and advice
Liaising generally with regards to service charge recoverable items.

Koti Property Management can also offer a consultancy service should you require professional help to steer you through setting up, for example, a ‘Right to Manage Company’ (RMC).

Alternatively, you may currently self-manage and simply need a managing agent to help you through a difficult time such as a challenging consultation. Or you may merely need a professional and reliable agent to handle the administrative role for your management company. In all these instances, Koti PM can fulfil those roles.

We are pleased to work with developers, landlords, Resident Associations (RAs) and Right to Manage Companies (RTMs). We are able to cater for developments of all sizes, whether new build, conversions, mixed scheme use and of course large estates.

Contractors

We have built up a network of carefully selected and trusted local experienced tradesmen.

However, we are also more than happy to use an established contractor should the client prefer. When a more specialist service is required, we are able to recommend and work with surveyors, structural engineers, lift consultants and professional bodies.
